What is Home Staging?

Home staging is simply making your home more attractive to potential buyers.  By using sound staging practices, we will highlight your home’s best features and compensate for any shortcomings.   By spending a little time and money, you can boost your chance of a quick sale at the best possible price.

Why do I need to hire a professional to stage my home?

You are emotionally attached to your home and to the decorations and furnishings within.  We have an objective eye and know that decorating to dwell and staging to sell are two VERY different things.   Most buyers are internet savvy and will research multiple homes online before ever stepping foot in a home.  Plain and simple, you want to make sure your MLS or other marketing photos are better than the house down the street!

Why can’t potential buyers just use their imagination?

Research has shown that 90% of people viewing your home, whether online or in person, cannot visualize what the home would look like with their belongings in it.  Therefore, we want to have 100% of the people who view your home feel an emotional connection with what they do see.

How much does it cost?

The cost of staging is almost always significantly less than your first price reduction or the cost of your home being on the market an extra month or two.  Our desire is for your home to sell faster and/or for more money once staged.  Our fees depend on the scope of work you need done. 

  • Our most common service is charged at an hourly rate.  If your house is already furnished, we can move your furniture and display your treasured décor in a pleasing manner to make your home look its best for photographs and for showings.  For no additional charge, we may also advise that you purchase a few key pieces or store some furnishings and decorations in order to show your home at its best.

  • For a consultation fee, furniture rental, and staging, we can prepare your otherwise empty house for showing.  We have quality classic pieces of furniture and décor in our inventory.   We can move our furnishings into your home and have it decorated for photographs and an open house if you wish.  Our consultation fee is based on square footage and gives you the opportunity to decide in advance if you wish to use our other services.  The initial consultation fee is deducted from the final cost of furniture rental and staging should you choose to hire us.

  • Do you need a mini remodel?  If so, we charge a project management fee and will happily choose fixtures, colors, flooring, etc. and then work along-side professionals that we recommend you hire, who are licensed and insured, to do these projects.  In order to get the most out of your improvements, we suggest you then utilize our other staging services.
